Security deposits: tips on maximizing your return
Moving out of an apartment can be a hectic experience, especially when you’re trying to wrap up your lease while preparing for the next chapter. One of the most common concerns renters have during this process is whether they’ll receive their full security deposit back, and how to ensure they do. With careful planning and thorough attention to detail, you can significantly increase the likelihood of reclaiming your deposit.
To help maximize the return of your security deposit, here are some things you need to know.
What is a security deposit?
A security deposit is a one-time, upfront payment made at the beginning of your lease. It acts as a form of financial protection for the landlord, covering potential issues such as unpaid rent, outstanding utilities, cleaning and damages beyond normal wear and tear, or violations of lease terms.
Review the terms of your lease agreement
The first and most important step in preparing to get your security deposit back is to review your lease. Your lease agreement outlines the expectations for your move-out, including how much notice you must give, what level of cleanliness is required, and how damages will be assessed. Some leases may include specific guidelines about wall hangings, painting, carpet cleaning, or the condition of appliances. Make note of any instructions related to move-out procedures, as failure to comply with these requirements could result in a deduction from your deposit.
Give timely and proper notice
Many leases require renters to provide written notice of their intent to vacate, often 30 or 60 days before the lease end date. Failure to do so may sometimes result in charges. If you're uncertain about how much notice is required or how to properly give notice, consult your lease or reach out to your leasing office for clarification.
Clean the apartment thoroughly
Landlords typically expect the apartment to be left in a clean and rentable condition. Even if you’ve maintained a tidy home during your lease, it’s worth dedicating time to a comprehensive cleaning. This includes wiping down baseboards, scrubbing bathroom surfaces, removing dust and debris from ceiling fans and vents, cleaning the interior of all appliances, and vacuuming carpets and rugs.
Pay special attention to areas that are easily overlooked, such as the inside of cabinets, the tops of shelves, behind appliances, and inside closets. Leaving items behind in the apartment, such as trash, furniture, or forgotten kitchenware, may also result in cleaning or removal charges. If your lease includes a professional cleaning requirement or a carpet shampooing clause, be sure to follow through accordingly.
Address minor repairs and maintenance
Small damages can quickly add up to significant deductions. Before turning in your keys, take the time to handle minor repairs such as patching any holes, cleaning carpet stains or replacing burned-out lightbulbs. If you painted a wall a different color or added any non-permanent features, restore the apartment to its original condition unless your lease specifies otherwise. Any maintenance concerns—like leaky faucets or slow drains—should be reported to the property manager so they can be addressed appropriately before your move out date.
Document the apartment’s condition
Thorough documentation of your apartment's condition can serve as important evidence if any disputes arise regarding the deposit. At move in, you should take detailed photographs or video of each room, including walls, floors, ceilings, appliances, fixtures, and any existing wear and tear. This step is particularly helpful when comparing the condition of the unit at move-out to the condition it was in when you first moved in. If you completed a move-in inspection or checklist, now is the time to pull it out and use it as a guide.
Return all property belongings and keys
Be sure to return all keys, garage openers, fobs, mailbox keys, and parking passes. Unreturned items can result in replacement fees, which are typically deducted from your deposit. Place keys in the designated drop box (if applicable) or hand them directly to the leasing office, and request written confirmation that everything has been received.
Schedule a pre-move-out inspection (if available)
Some communities offer a pre-move-out inspection. This is an opportunity to walk through your apartment with a member of the leasing or maintenance team before your official move-out date. During this walkthrough, they may point out any damages or cleanliness issues that could affect your deposit, giving you a chance to address them before vacating the unit. While this inspection may be optional, it is highly recommended as it can help you avoid surprises and clarify expectations.
Provide a forwarding address
To receive your security deposit refund, the property manager will need your forwarding address and current email address. Include this information in your official notice or provide it in writing before you move out. If you don’t supply a new address, your deposit refund — whether by check or electronic transfer — may be delayed or sent to the wrong location. If you’re not sure of your new permanent address, consider using a trusted friend or family member’s address temporarily until your new residence is finalized. Providing this information ensures a smoother and more efficient return process. If a forwarding address is not provided, any refunds will be sent to the last known address.
