Greystar opens Momento Berlin, delivering 758 new rental homes in Berlin-Neukölln

Berlin, 1 October 2026 – Greystar, a global leader in the investment, development and management of rental housing, has officially opened Momento Berlin, a new community of 758 rental homes in Berlin-Neukölln. The opening was celebrated yesterday with residents, project partners, neighbours and representatives from the city, including the Governing Mayor of Berlin, Kai Wegner.
Momento Berlin forms part of a new residential neighbourhood on the site of the former BLUB leisure pool. Following around two years of construction, 860 homes have been delivered across the approximately 30,000 sqm site, alongside a daycare centre with more than 100 places, green spaces, recreational areas and shared amenities. Greystar manages and operates 758 of the homes under its Momento brand, while a further 102 homes owned by Berlinovo provide rent-controlled and subsidised housing.

Momento Berlin comprises studios and one- and two-bedroom apartments, with both furnished and unfurnished homes available. Residents have access to around 1,450 sqm of shared amenities, including co-working areas, fitness and yoga studios, a rooftop terrace and spaces for socialising and leisure. A dedicated onsite team manages the community day to day, providing resident services as well as technical and maintenance support.
The project was delivered in partnership with developer Bauwens and construction company Goldbeck. The development used a range of serial and prefabricated construction methods, including wall elements delivered to site with windows, conduits and cabling already integrated. The scale of the project and use of repeatable building elements created economies of scale, while still allowing for a variety of apartment layouts and individually designed shared spaces.

The neighbourhood also incorporates a range of measures designed to support its efficient operation. Heat recovered from the local sewer system supports the heating and cooling of the buildings, while rooftop photovoltaic systems generate electricity onsite. Green retention roofs store rainwater and help improve the local microclimate, while trees, shrubs and areas for play, exercise and relaxation create shared outdoor spaces for residents.
Momento Berlin is part of Greystar’s wider residential development pipeline in Berlin. In partnership with Ten Brinke, the company is developing 428 rental homes in Marzahn. Greystar is also working with PRIMUS on several projects across the capital, with the joint platform comprising around 1,400 planned homes in Pankow, Charlottenburg, Kreuzberg and Prenzlauer Berg.
