Symphony Square’s 32-story residential tower, named The Waller, will include a mix of micro-studio, one-bedroom, two-bedroom, and three-bedroom apartments totalling 388 units. Floor-to-ceiling windows will combine with project’s location and height to give residents stunning views of Waterloo Park, the Capitol rotunda, the University of Texas campus, and the downtown skyline.

The iconic building will offer an extensive array of amenities, including a rooftop deck and lounge; a two-story, indoor-outdoor fitness center with lap pool and yoga room; an indoor-outdoor pet lounge; and an additional resort-style pool. The residential building is also engineered to support a new era of more flexible work arrangements, incorporating a range of workspaces that include reservable private offices and a coworking area with a coffee shop.

The development’s adjacent seven-story office building will be located on the north side of the site, with frontage on both Red River and 12th streets. A bridge on the fifth-floor terrace will give the office building a direct connection to the apartment tower next door, offering office tenants easy access to the project’s extensive fitness facilities and recreational areas.

Tenants will benefit from 7 floors of Class A+ office space totalling over 170,000 SF and 5,000 SF of ground floor retail. An activated lobby, large outdoor amenity terrace, and end-of-trip facility with dedicated bike storage, lockers, and showers contribute to the office building's extensive amenity offering.

The office building is expected to complete in early 2023, with The Waller will open to residents in July 2023.

PROJECT SCOPE

Located in Austin's Innovation District and wrapping around the historic Symphony Square amphitheater at the corner of 11th and Red River streets, the Symphony Square mixed-use development will include 388 apartments, 170,000 sq ft of office space, and 5,000 sq ft of space dedicated to retail and restaurants. The office building is expected to be  completed in early 2023, with The Waller opening to residents in July 2023.
