Greystar Releases 2025 Sustainability Report

In its third year, report highlights Greystar’s continued commitment to sustainable business practices and growth

CHARLESTON, SC – October 20, 2026 – Greystar, a global leader in the investment, development, and management of rental housing, today released its 2025 Sustainability Report, highlighting progress across its global platform and an updated framework designed to further integrate sustainability considerations into the way Greystar invests, develops, operates, and manages real estate around the world.

Now in its third year, the report introduces Greystar’s refreshed Sustainability Framework, organized around three pillars: Strong Foundations, Supported Communities, and Sustainable Growth. The updated framework reflects the continued evolution of Greystar’s business and provides a clearer connection between sustainability priorities and long-term outcomes for its residents, team members, communities, clients, and investment partners.

"Greystar’s approach to sustainability continues to evolve alongside our business and the needs of our stakeholders," said Cope Willis, Managing Director of Sustainability at Greystar. "Our refreshed framework reinforces our focus on practical initiatives that seek to strengthen asset performance, manage risk, support our communities, and create long-term value for our partners. This year’s report reflects the forward momentum our teams are making across our global business and the work still ahead as we continue to embed sustainability considerations into how we operate."

Notable highlights from the 2025 Sustainability Report include:

  • 14.7% reduction in operational carbon emissions and 8.7% reduction in energy intensity from 2022 to 2024 across Greystar’s discretionary residential portfolios (or vehicles), alongside a 4.1% reduction in onsite water intensity.
  • 86% of participating fund AUM achieved a three-star GRESB1 rating or higher, while Greystar’s average score across 32 submitted funds increased to 84, compared with the global average of 79. Five funds earned five-star ratings for the first time, speaking to Greystar's goal towards sustainability initiatives that drive value for partners.
  • Greystar completed its inaugural UN Principles for Responsible Investment submission, an important step in strengthening responsible investment governance and transparency for investors.
  • Expanded sustainability finance activity in Europe with the total value of closed and in pipeline green loans reaching over $2.5 billion in 2025, up from $1.7 billion in the prior year.
  • Greystar team members contributed 74,900 community service hours in 2025, bringing the cumulative total since 2022 to 251,500 hours toward the company's goal of 400,000 hours by 2030.

The report also highlights continued investment in technologies and operating practices designed to improve efficiency and resilience for the assets in our private funds and other vehicles, Greystar’s growing infrastructure platform and its sustainability framework2, Essential Housing initiatives in the US and Europe, and the continued integration of sustainability considerations throughout the investment lifecycle.

Greystar remains focused on embedding sustainability into day-to-day operations and long-term decision-making, with the goal of strengthening asset performance, supporting the communities in which it operates, and delivering resilient, sustainable growth for its partners.

1Environmental performance metrics reflect 2024 data, the most recent year available at the time of publication. Data for 2025 will be incorporated following completion of the annual GRESB submission and scoring process later in 2026.

2This Framework refers to Greystar’s sustainability approach as a firm and not to the strategy of any particular investment vehicle (which is captured in the vehicle’s offering documents). We will not necessarily apply all of the above sustainability focus areas and topics to every type of asset in which we invest, and the approach may vary depending on asset type and other factors. Sustainability is only one of many considerations that Greystar takes into account when making investment decisions.
