Greystar's Ltd. Findlay sets new benchmarks for sustainable, all-inclusive suburban communities

Knox, PA - August 27, 2024 — Greystar, a global leader in the investment, development and management of real estate, including rental housing, logistics, and life sciences, is proud to introduce Ltd. Findlay, a community that redefines suburban living with an emphasis on transparency, convenience, and sustainability.

Andy Mest, Managing Director of Development for Modern Living Solutions at Greystar, shared the vision behind Ltd. Findlay: "At Ltd. Findlay, we're committed to offering residents exceptional value with our all-inclusive rents. Unlike many other communities that tack on additional 'amenity fees' for essentials like WiFi, trash removal, and pest control, we bundle these services at no extra cost. Our transparent fee structures and renewal caps ensure there are no hidden charges, reinforcing our dedication to putting residents first."

Located further west than many other communities, Ltd. Findlay offers a unique blend of convenience and tranquility. "Our location might be more suburban, but the reduced traffic means shorter commutes, and we're ideally situated close to the airport," Mest added. "Residents here enjoy the best of both worlds: peace and proximity."

Sustainability is a cornerstone of Ltd. Findlay's development. "From using recycled materials in construction to offering solar credits and EV chargers, we've integrated sustainable practices that benefit both the environment and the local community," said Mest. "Our approach not only reduces waste but also supports the broader goal of creating a healthier planet."

Ltd. Findlay is also an example of innovative modular construction, fully built in Greystar's Modern Living Solutions' factory in Knox, PA, just 90 miles north of the community. Mest highlighted the advantages of this approach: "People are often curious about modular construction, but I want to assure them that the experience inside these apartments is indistinguishable from traditional builds. If anything, it's better, particularly when it comes to soundproofing - one of the most common concerns in traditionally built rentals. This method allows us to deliver high-quality homes efficiently while supporting the local economy."

The factory in Knox is a significant economic driver for the area. "Building Ltd. Findlay in our local modular factory has created over 350 jobs and generated substantial tax revenue for Knox, the County, and the State," Mest noted. "We're proud to call Pennsylvania home and are committed to continuing our partnership with local communities."
Greystar's Ltd. Findlay is setting a new standard for suburban living—one that prioritizes clarity, convenience, sustainability, and community impact.
