Greystar Closes on Avana Bartram Springs in Jacksonville

Jacksonville, FL – August 11, 2026 – Greystar, a global leader in rental housing, investment management, development, and property management, today announced the closing of Avana Bartram Springs, formerly Reserve Bartram Springs, in Jacksonville, Florida.
Avana Bartram Springs is a garden-style multifamily community built in 2006 and situated on approximately 24 acres in Jacksonville, Florida, on the border of Duval and St. Johns counties. The property offers 268 residences with a mix of one, two, and three-bedroom residences, averaging 1,088 square feet. Avana Bartram Springs features a playground, a pool with a grill area, and fitness center with a spin room and yoga studio. Greystar plans to start renovations to shared amenities and apartment interiors.
"We have been closely monitoring Jacksonville's market fundamentals and believe this acquisition represents a compelling entry point. We're buying at a meaningful discount to replacement cost, with new construction starts falling sharply. The property is located on Walden Springs Way in the Bartram Park-Nocatee growth corridor, one of North Florida's fastest-growing submarkets. Residents benefit from proximity to more than 6 million square feet of retail and office space, including the 2.4 million-square-foot Pavilion at Durbin Park retail center and the University of Florida Health Durbin Park medical campus, which includes a 150-bed hospital.
