Greystar appoints Tom Livelli to lead Asia-Pacific
- Experienced global residential leader returns to Greystar as Head of Asia-Pacific, based in Sydney
- Appointment reinforces Greystar’s conviction in the long-term opportunity for rental housing across Asia-Pacific
- Established regional platform spans six offices and more than 250 team members across Tokyo, Sydney, Melbourne, Shanghai, Singapore and Seoul
- Approximately US$3.9 billion in assets under management across more than 11,500 rental units and beds in the region
Sydney, 15 September 2026 – Greystar, a global leader in rental housing, today announced the appointment of Tom Livelli as Executive Director, Head of Asia-Pacific, strengthening its regional leadership team as the company enters its next phase of growth across its vertically integrated investment, development and property management platform in the region.
Livelli, who previously spent six years at Greystar building and leading its South America business, will be based in Sydney, working with an experienced group of leaders and local teams across Australia, Japan, China, Singapore and South Korea. He will take up the role in early 2027.
The appointment comes as Greystar sees significant long-term opportunity for rental housing in Asia-Pacific. The region represents more than half of the world’s population and many of the world’s fastest-growing cities. Greystar believes continued growth and urbanisation, combined with housing supply-demand imbalances across the region, are driving sustained demand for rental housing and creating a compelling long-term opportunity for global investors.
Since entering Asia-Pacific in 2017, Greystar has spent nearly a decade building the local presence and capabilities to capitalise on these opportunities. Today, the firm has US$3.9 billion in assets under management across more than 11,500 rental units and beds and over 250 team members across the region1, combining local investment, development and property management expertise with the resources, capital relationships and operating insight of one of the world’s largest rental housing platforms.
Recent investments through Greystar’s Asia-Pacific value-add strategy demonstrate the breadth of the platform. In Australia, Greystar completed the A$1.6 billion acquisition of a 5,662-bed student housing portfolio in 2025, establishing significant scale in the country’s student housing sector. In Japan, Greystar has acquired more than 5,500 rental units across more than 180 properties since entering the market in 2020 and is actively recycling capital, completing dispositions across 77 properties comprising more than 2,700 homes through the first quarter of 2026.

During his previous six years at Greystar, Livelli built and led its South America business. Under his leadership, the platform surpassed approximately US$800 million in assets under management, completing 19 investments and 8 third-party management contracts totalling approximately 6,000 units2. Livelli also raised Greystar’s first discretionary commingled fund in Chile and established major institutional investment partnerships. He brings more than 20 years of international real estate investment, development and property management experience.
