Dublin, 29 September 2026 – Greystar, a global leader in the investment, development and management of rental housing, has been appointed by Kennedy Wilson and APG to provide residential property management services across more than 1,100 homes at Cherrywood in South Dublin, representing one of the largest single residential property management mandates in the Irish market.

The appointment follows the formation earlier this year of Kennedy Wilson and APG’s €2 billion Irish residential partnership, through which Kennedy Wilson acquired a minority interest in APG’s existing Cherrywood portfolio. The partnership also includes the development and delivery of approximately 2,300 new rental homes across three sites in Dublin.

Cherrywood is an established residential community within one of Dublin’s largest urban centres, comprising more than 1,100 occupied homes across three neighbourhoods. The portfolio includes a range of resident amenities and benefits from extensive public realm and direct access to the Luas, connecting the community with Dublin city centre.

The mandate represents a significant milestone in the growth of Greystar’s third-party property management business in Ireland following its acquisition of MD Property & Living earlier this year. With more than 5,000 homes under management for third-party clients in Ireland, Greystar combines more than two decades of local market expertise with Greystar’s global operating capabilities and experience managing institutional rental housing at scale.

Greystar provides residential property management, leasing, mobilisation, asset operations and advisory services to institutional investors and asset owners. It forms part of Greystar’s wider strategy to scale its third-party property management business across Europe, combining locally led operations with the systems, governance, reporting and operational insight required to support large and complex residential portfolios.

Mark Dunleavy, Managing Director – Third Party, Ireland, Greystar, said: “Ireland’s residential investment market is evolving quickly. We are seeing larger portfolios, increasingly sophisticated capital and much greater focus from owners on what happens after an investment is made. The quality of operations – from resident experience and leasing through to governance, reporting and cost management – has a direct bearing on long-term performance.

“Cherrywood is a good example of that evolution. At this scale, property management is not simply about running individual buildings; it is about understanding how a community operates as a whole and using that insight to deliver better outcomes for residents and owners over the long term. That is where we believe experienced operators can make a real difference.”

Jason Byers, Head of Residential Ireland, Kennedy Wilson, said: “We’re delighted to have Mark and the Greystar team work with us on this new venture. Given its size and unique location, Cherrywood requires an experienced property management team with local knowledge. Greystar’s scale, local expertise and track record in managing institutional-quality rental housing make them a strong partner for the next phase of Cherrywood’s development. We look forward to working with Greystar as we continue to invest in the community and support the delivery of high-quality rental communities in Dublin.”

Greystar has more than 87,000 operational homes and beds across Europe and manages approximately 1.1 million homes and beds globally, the majority on behalf of third-party clients.
