Greystar and PGIM Advance on Lowcountry Logistics

Charleston, SC – September 8, 2026 – Greystar, a global leader in rental housing, investment management, development, and property management, and PGIM, the global asset management business of Prudential Financial, Inc., today announced the completion of Lowcountry Logistics Center Building I and the construction start for Buildings II and III in the greater Charleston area.
Construction of Lowcountry Logistics Building I, located at 7651 Southrail Road, has been completed. The 145,463 square foot, rear-loading facility has a clear height of 32 feet, 34 dock doors, and two drive-in doors. Leasing efforts are being led by Peter Fennelly, Simons Johnson, and Will Crowell of Bridge Commercial.
“It’s exciting to see this project reach completion. Lowcountry Logistics I checks all the boxes for today’s industrial users,” said Will Crowell of Bridge Commercial. “We’ve watched this building come together from the ground up, and we’re looking forward to introducing it to the market and helping companies find a space that supports their next stage of growth.”
Construction is underway on Lowcountry Logistics Buildings II and III, located at 8276 & 8250 Patriot Boulevard in North Charleston. The two rear-load buildings total over 180,000 square feet with depths ranging from 160 to 210 feet and 32-foot clear heights. Hagood S. Morrison, John Beam, Brooks Courtney, and Graham Weisel of Bridge Commercial will lead leasing efforts on Buildings II and III.

All three buildings can accommodate a wide range of industrial users, with suites divisible to approximately 16,000 square feet and are well suited for distribution, warehousing, and manufacturing operations. Strategically located in one of Charleston’s premier industrial corridors, the projects offer convenient access to Interstate 26 and just minutes from Palmetto Commerce Park, the Port of Charleston terminals, Boeing, Volvo Cars, and other major employers — connecting tenants to regional and global supply chains and a large, growing skilled workforce.
