As executive managing director, Andrew Livingstone is responsible for leading the Greystar Property Management Services business unit, which includes overseeing the operation of the company's owned and managed portfolios in the United States and abroad.

In addition to being responsible for real estate operations, Andrew oversees Support Services, which provides support to our real estate operations and other business units. As a member of the company's executive committee, Andrew has played a prominent role in establishing the long-term strategic direction of Greystar, and in helping to position the company as a premier real estate services firm and a leader in the multi-family housing industry.

In 2007, Andrew was promoted to the executive committee and led the reorganization of the company’s real estate operations and support services. This was a multiyear process that helped position these teams to support the tremendous growth experienced by the company as it became the largest operator of apartment communities in the U.S. Throughout this period, Andrew played key roles in the company's growth, leading the integration efforts following the Greystar acquisition of the JPI Property Management Company in 2009, and the Archon and Glacier portfolios in 2010. Most recently, Andrew oversaw the integration of Riverstone Residential Group following the May 2014 acquisition, which has nearly doubled the size of the Greystar presence in the United States. Lastly, Andrew has recently led the establishment of Greystar real estate operations in the United Kingdom, Netherlands, and Mexico to support the company's growing international portfolio.

Before becoming executive managing director, Andrew held several other leadership positions within Greystar, including executive director and southeast regional partner. Andrew is a graduate of the University of South Florida, where he earned a degree in accounting. In addition to being a licensed certified public accountant and a member of the American Institute of Certified Public Accountants, he is a certified apartment manager, and holds a Florida real estate license. He is a frequent speaker at industry-related events and meetings. Andrew and his family reside in Tampa, Florida.

As executive director, Stacy is responsible for national client relations and new business pursuits for Greystar Management Services. He is a leader of the management company executive committee and serves on the operating committee for Greystar Real Estate Partners.

Stacy helped build the firm's management group presence through the opening of regional offices in Arizona, Florida, and additional offices in Texas. Prior to joining the Greystar predecessor Greystone in 1982, he served as first vice president of United Savings Association of Texas. He received a bachelor’s degree in finance from the University of Texas. During his tenure with Greystar, Stacy has served our industry in numerous leadership capabilities, including president of the Houston Apartment Association, president of the Texas Apartment Association, and as a member of the joint legislative committee for the National Multifamily Housing Council and National Apartment Association.

Stacy is a licensed Texas real estate broker. He and his family reside in Houston, Texas.

Gary is the executive director of real estate services for the Eastern United States. Prior to joining Greystar in October 2001, Gary was a Principal with Trammell Crow Company for 13 years where he held numerous leadership roles. Most recently, Gary was responsible for all institutional services for Trammell Crow Company throughout the State of Florida for investment sales, property management and project leasing. Gary's real estate portfolio in Florida consisted of 35 million square feet of office, industrial, retail and corporate facilities in the six major metropolitan markets. The institutional service business generated in excess of $22 million in gross revenues with the support of 197 real estate professionals. Prior to holding this position, Gary was responsible for overseeing Trammell Crow Company’s South Florida services business, which enjoyed a minimum of 30% growth in portfolio size and net revenues. Gary joined Trammell Crow Company in 1989 as a senior property manager after spending three years as a multi-family property manager in South Florida for a local services firm. Gary holds a Bachelors of Science degree in Business Administration from Jacksonville University. Gary is a past President of BOMA of South Florida and holds a RPA designation, a member of NAIOP and a Florida Real Estate Broker.

Toni Reeves is one of the three executive directors responsible for Greystar real estate operations in the United States. Toni’s oversight extends throughout Texas, Oklahoma, and the Midwest. Additionally, she oversees the U.S. platform for Student Living, as well as the renovation and maintenance support groups within Greystar. In addition to operations, Toni is also responsible for corporate profit-and-loss performance for the business lines within her oversight. Throughout her tenure at Greystar, Toni has partnered with key clients on development, design, value-add strategies, and operational enhancements. Toni began her career in the multifamily industry in 1995 as an on-site leasing professional, and began gaining experience in every on-site position, which led to her first regional property manager assignment in 2000. Toni earned her bachelor of science degree from Quincy University. She has also served on the Apartment Association of Greater Dallas Board of Directors.

Mike is the executive director of real estate services for the Western United States. Prior to joining Greystar, Mike spent six years with Grey Development Group (GDG) as senior vice president where he managed the GDG affiliate, Gray Clow Residential LLC.

In this capacity, Mike was the designated broker and certified property manager responsible for the management and dispositions of 9,000-units. Additionally, he was responsible for the lease-up and sale of 16 GDG communities with sales totals in excess of $475 million. Before his tenure with GDG, Mike was division vice president of BRE Properties.

Mike received a Bachelor of Science in Management and a Masters of Business Administration from Arizona State. Currently Mike is the Region VII Vice President for the National Apartment Association (NAA) and board member for the Arizona Multi-Housing Association (AMA Property Managers, Marketing Division, Training Development and Rehab Division.

Jackie Rhone is currently serving as a executive director of real estate and oversees the management operations for the company's Europe division and assets owned by Greystar in the United States. Since joining Greystar in 2001, Jackie has sustained and expanded her experience in evaluating asset performance, investment analysis, new construction development, due diligence overview, property inspections, analysis of financial statements and vendor/contract negotiations.

Prior to joining Greystar, Jackie was director of asset management for Concierge Asset Management with properties in the Houston, Austin, Dallas, Phoenix, Tampa, Denver and Seattle markets. Ms. Rhone is a graduate of Sam Houston State University and holds both the Certified Property Manager® (CPM) designation through the Institute of Real Estate Management as well as the Certified Apartment Property Supervisor (CAPS) designation from the National Apartment Association. Jackie is a board member of the Houston Apartment Association and serves as the treasurer on the executive committee and additionally serves on the executive committee of the Texas Apartment Association, serving her second term as the president of the Texas Apartment Association Education Foundation. Tom Daniels ensures that Greystar’s asset management strategies meet clients' operational, occupancy, and revenue performance goals at more than 300 communities in the Northwest. He began his multifamily career in 1992 as a property manager, and has since accrued expertise in a variety of markets throughout the West Coast. Prior to joining Greystar, Tom served as division president for the Northwest division at Riverstone Residential Group. Previously, he was responsible for portfolio operations for both Holland Residential and Trammell Crow Residential Services in the Pacific Northwest.

A board member for the Washington Multifamily Housing Association, Tom was also chairperson of its strategic planning committee. He graduated from Washington State University with a degree in business administration and holds a broker’s license in the state of Washington.

John Rials is senior managing director of real estate for the Desert division which includes Arizona, Nevada, New Mexico, and parts of western Texas. John is the approved court-appointed receiver for Maricopa County and Pima County in Arizona, Clark County in Nevada, and Los Angeles County in California. A multifamily professional since 1988, he joined Greystar in 2008. Prior to Greystar, John worked with Equity Residential overseeing operations in San Antonio, Texas and then Phoenix, Arizona. Previously he was senior regional manager with Security Capital Group. John is a graduate of the University of Texas at Dallas, and earned a bachelor of science in business administration. Brandon has been active in the multifamily industry since 1991, and has supervised a diverse portfolio throughout his career, including lease ups, value-add, and affordable properties. Prior to joining Greystar, Brandon was a principle in Stratus Real Estate. He received a bachelor of science degree in finance from Western International University, and is a licensed broker in Arizona and Colorado. Brandon has served in the Apartment Association in various capacities, and is treasurer on the board of director’s executive committee. He also serves on the Towing Task Forces Committee for the state of Colorado, and was appointed by Governor John Hickenlooper.

Ms. Bogardus has extensive luxury, high-rise experience from her time in New York City and other Northeast markets such as D.C. and Boston as well as fifteen plus years in Central Texas. Ms. Bogardus attended both The University of Texas at Austin and Texas State University, graduating with a BBA from Texas State in San Marcos, Texas and is a Certified Project Manager (CPM®) through the Institute of Real Estate Management. Pam McKenna is managing director of the western Washington region for Greystar, and serves on the Greystar Property Management Operations Committee. Pam has extensive experience with lease ups, dispositions, senior housing, and downtown high-rise and conventional garden-style communities. Her expertise includes marketing and leasing, attracting and retaining talent, executing value add strategies, and achieving overall operational success. Active in the multifamily industry since 1997, Pam joined Greystar in 2013 and has successfully transitioned 46 properties in three states, maintaining relationships with institutional clients and private investors. Pam has been an active board member for Multifamily Northwest Association since 2003, and is the past president. She attended Eastern Mennonite University, where she studied social work and psychology. She also served a one-year term for the Mennonite Board of Missions working with the homeless. Pam holds a real estate broker’s license in Oregon, and is actively pursuing her Washington real estate license.

Jeff Bailey is managing director of real estate for the Southern California region for Greystar. He is responsible for formulating and developing annual financial objectives and business plans that align with the company’s strategies related to property management, including leading and directing the Southern California team in executing initiatives and strategies that enable properties to meet and exceed budgeted financial and operational goals. Jeff began managing multifamily portfolios for both public and private companies in 1993. His diversified experience includes managing stabilized, lease up, and properties under renovation, as well as recruiting on-site talent, developing, and communicating company strategies through establishing operating guidelines, analyzing key metrics, and taking action. Prior to joining Greystar, Jeff was senior vice president at Wateron Residential, overseeing operations within the Western United States. He has also held prior roles with BRE Properties, Inc. as senior vice president, vice president at Equity Residential, and asset manager at ConAm Management Corporation. Cherie has been active in the multifamily industry since 1991, and her experience includes site development, acquisitions, lease up, tax credit, and stabilized assets from classes A-C. Prior to Greystar, she worked for Whiteco Residential, where she partnered with marketing and development teams to deliver support of multimillion-dollar new construction and lease up. Cherie is a former president of the Apartment Association of Metro Denver, and is a licensed broker in the state of Colorado. Her honors include Most Outstanding Executive in 2011 from the Apartment Association of Metro Denver, the Greystar Pillar of Excellence Award in 2011, and the Greystar Core Value Award in 2013.

Joanne has been active in the multifamily industry since 1994, and joined Greystar through the JPI acquisition in 2008. A proven leader with passion, Joanne’s experience includes pre-development, new construction lease ups, high-rise, mid-rise and garden, senior living, renovations and mixed-use projects, resulting in a wide range of knowledge on all aspects of property management. A skilled coach and mentor, Joanne served as a regional trainer role and was promoted to director of people development during her tenure at JPI, fostering teamwork throughout her portfolio that extended to her clients. His knowledge in management, investment, and development has been instrumental to the operations team, and his analyst skills, oversight capabilities, and innovative thinking have created increased property values in targeted markets. Robby holds a Texas real estate license and a certified residential manager designation through the Minnesota Multi Housing Association. He has previously lead philanthropic efforts nationally and continues to stay involved.

A multifamily professional since 2001, Valerie’s career began as a leasing professional and has elevated through each onsite position, into a regional manager role for five years and director since 2014. She has managed successful teams nationally at garden-style and mixed-use mid-rise assets in Dallas, garden-style with full capital renovations in Northern California’s South Bay, and luxury high-rise and traditional garden assets in Chicago and Minneapolis. Valerie excels in maximizing revenue and increasing asset value, facilitating smooth property acquisitions, and recruiting and retaining the industry’s top talent. Valerie has been an active member of the Chicagoland Apartment Association since 2011 and currently sits on the board of directors. Prior to Riverstone, Lydia held positions including vice president, regional manager, project manager, internal auditor, and property manager at Trammell Crow Residential Services. She also worked as a regional manager at ZOM and JMG Realty, Inc. Lydia graduated with honors from the University of Central Florida and holds a bachelor of science in business administration degree in finance. She holds a certified apartment portfolio supervisor designation, and is a licensed real estate broker in Florida.

Previously, Bryce was vice president of operations with CompassRock, where he was in charge of multiple acquisitions and dispositions located throughout the Southeast and Dallas, Texas. Prior to that, Bryce was vice president of operations with Laramar, where he was responsible for managing a diverse portfolio that included Laramar-owned properties and fee-managed clients with assets located throughout Georgia, Illinois, and North Carolina, including stabilizing and repositioning challenged properties through value-add programs. Bryce holds a bachelor’s degree in communication arts with a double major in public relations and media advertising.

She joined Greystar in 2010, and has been active in the multifamily industry since 1993. Prior to Greystar, Debra was responsible for management within several states including Chicago, Atlanta, Philadelphia, Florida, and multiple Midwest states. Her experience includes management of high-rise and garden-style communities, with a mix of rehab, lease-up, and stabilized properties. In addition to her years of experience in the industry, Debra’s strengths include a passion for quality operations and a focus on developing people. She is actively involved with the Property Management Association, the Maryland Multi-Housing Association, and the Apartment and Office Building Association. Debra holds designations as certified apartment manager and certified apartment property supervisor, and a Florida real estate license.
